About Property Staging

  • Property Staging is a proven and effective sales technique that integrates design with marketing to create an experience for property buyers. It’s more than just furnishing – it’s the visual presentation of a property, clearly defining each space to sell a lifestyle.

  • Property Staging is about creating an emotional connection with potential buyers. Most of today’s buyers look for their next property online. Your property needs to not only capture their attention but capture their emotion.

  • Definitely. While it may sound cliché, you only get one chance to make a first impression. In fact, staging is what you do after you have cleaned, decluttered, painted and made minor repairs. When your property is listed, you want to be sure that it is ready to show at its best, both in the photos and for in-person viewings.

  • Did you know that only 10% of people can visualise what an empty space can look like furnished? This is just one of the reasons that Property Staging is so important in today’s real estate market.

    An empty property can be very confusing to potential buyers as it’s very hard to tell the scale or size of a room or how the space can be best used. Buyers may struggle to imagine what the room’s purpose may be and if their furniture will even fit. Empty spaces can look very sterile and uninviting giving the potential buyer nothing to look at but bare walls.

    All statistics show that the investment in staging your home is always less than your first price reduction. Buyers are looking for a “move-in ready” property and will pay more to get this. Property Staging is about selling an emotional experience.

  • The best offer on a property is usually presented within the first 2 weeks of a sale campaign. Conversely, properties that linger on the market are far more likely to consider discounting as initial buyer interest diminishes.

  • Occupied Staging is where the homeowners and/or their furnishings will remain in the property while it is for sale.

    Vacant Staging is where the property is fully vacant of furnishings and unoccupied.

  • It all starts with an in-person Staging Consultation that provides an objective look at your property.

    1. We tour the property to get an idea of which characteristics should be emphasised and which flaws should be minimised.

    2. Your dedicated Style Consultants will take notes, photos or a video to guide them in choosing appropriate items from our collection.

    3. Our Style Consultants can also make suggestions on what changes or repairs would further improve the sale price of the property.

    4. Our team will discuss the timeline, budget, and priorities with you.

    5. Once a strategy is agreed upon, a detailed quotation will be sent to you within 24 hours.

  • You can reschedule or cancel your consultation via the link provided in your confirmation email.

    We require a minimum of 24 hours to cancel any appointment with a Studio Gabrielle team member in order to avoid cancellation fees. If less than 24 hours is provided, you will be billed 50% of the total appointment fee unless the time can be re-booked for another client. No-show appointments are billed the full consultation fee.

  • In order to proceed with Property Staging services following the consultation, we require the following:

    1. A 50% down payment is based on your quotation and subsequent invoice provided.

    2. A signed terms and conditions document or contract depending on your staging package.

    3. A signed credit card authorisation form which we keep on file in case of damage to the rental items or if payment for the balance of the work is not paid by the final due date.

    Note: An installation date and associated rental items will not be secured and held until the above items have been received.

  • All rental quotations are inclusive of 6 weeks of hire. If, however, a longer time is required, this can be discussed based on availability.

  • The hire term commences from the date of the installation. This ensures that you only begin paying for our services from the exact day that you require them.

  • The purpose of Property Staging is precisely to help you sell your property quickly and for the highest possible price. No refund is available for a successful early sale.

    As soon as the property is under offer, Studio Gabrielle is to be notified so removal of items can be arranged.

  • Although this does not happen often, there is an option to extend the hire. The weekly extension is at a rate of 50% of the initial hire cost and is based on availability, with a minimum extension of 7 days.

  • If you have received an offer before our staging is installed, it is likely to be a lower value than you would receive after staging. Rightmove recently published that staged properties secured 8% more in value than non-staged properties. The UK Home Staging Association Report survey showed that 100% of estate agents said that Property Staging increased the property price.

    And, don’t forget, in the UK market an offer is not a sale and many fall through for a myriad of reasons.

    However, we understand every individual situation and offer the protection of a full refund if you provide written cancellation up to 21 days before the agreed installation date. If you decide to cancel within those 21 days of installation, unfortunately, we cannot offer any refunds in order to cover the services already provided, goods and materials supplied or ordered and cancellation fees incurred.

  • Each property is quoted based on its individual features and needs. Submit a quotation request form to receive a tailored quote within 48 hours.

  • Our team aims to send all quotation requests within 48 hours. In our busy periods, we guarantee a response in 3-4 working days.

  • The more notice you give us, the better. We work on a minimum 3-week lead time, depending on our availability (we book out very fast).

  • It is our strong preference to view every property prior to the installation. This gives us the opportunity to determine which style of furniture to use and exactly how much furniture is required to showcase your property in its best light.

  • Studio Gabrielle selects from its large collection of furniture, lighting, art and accessories, and brings together a cohesive design based on the target market of buyers, the architectural features and the space of the property. Studio Gabrielle owns all items, allowing control and flexibility during the design process.

  • Where possible, yes. Studio Gabrielle will use the owner’s furniture and accessories to avoid additional costs associated with hiring. If however, the furniture is distracting due to size, style or age, we may request that the item be removed and may recommend hiring additional items to assist with the overall look and feel of the property.

  • We have found that to keep your home looking its best and to ensure that our inventory items are kept in the best condition, it is best to not live in your home for the duration of the hire. However, we can style occupied homes on a case-by-case basis.

  • Very carefully and by professionals. We are stagers, not removalists. That’s why we employ an amazing team to move our furniture.

  • There are to be no trades carried out whilst any furniture owned by Studio Gabrielle is present at your property.

  • You are responsible for any inventory items left in your home, regardless of whether the property is occupied or vacant, and any damage to Studio Gabrielle items is to be billed at the full replacement cost.

    We offer the staging risk management (SRM) policy for an additional fee, which provides coverage for the inventory items for a variety of circumstances.

  • Studio Gabrielle requires payment in full cleared before your installation. A 50% deposit is required to confirm your booking, with the full amount due 3 working days before your installation.

    For weekly extensions beyond the minimum hire period, full payment of the extension fee is required prior to the extension taking place.

    We have credit card facilities available for payment, however, this does incur a small fee.

  • We usually don’t sell our stock however you are very welcome to enquire.
